Terms and Conditions

1. Bookings run on a weekly basis from Saturday to Saturday although short breaks are available in off peak periods.

2. Provisional bookings are accepted by telephone or email and held for seven days pending receipt of completed booking form and £100.00 deposit.

3. A letter of confirmation will be forwarded to you after receipt of booking form and deposit.

4. The Balance due must be paid four weeks in advance of your holiday. No reminder will be sent.

5. For arrivals between the  beginning of June and  mid September electricity is included in the tariff. For arrivals during the rest of the year, consumption is payable, at cost, at the time of departure.

6. Once a booking is confirmed a legal contract has been entered into and in the event of cancellation no monies will be refunded. Cancellation insurance is available. We recommend this through Walmsley Baker ( a proposal form will be sent with a confirmation letter )

7. No liability can be accepted for any loss, damage or injury to occupants of their property during the period of the holiday.

8. To enable us to prepare the accommodation to a high standard please arrive after 3.30pm and depart by 10am.

9. Dogs are accepted by prior arrangement at an additional charge of £15 per dog (Maximum 2 per bungalow.) Please do not allow your dogs on the beds or soft furnishings and do not leave them alone in the accommodation at any time.

10. Smoking is not allowed in any of the bungalows

11. We reserve the right to terminate the tenancy of the property for the conduct detrimental to other guests and/or the property. In these circumstances no monies would be refunded in respect of the unexpired portion of the booking.

12. Although resident on site, the owners cannot accept any responsibility for guests that require supervision.
